What the 2026 Bucks County 55+ Resale Market Data Shows

Bucks County's 55+ resale market has stayed active in 2026, with slightly fewer closed sales than last year, but higher sale prices and faster-moving listings.

For this report, I reviewed BrightMLS resale activity across 31 established 55+ communities in Bucks County and compared the period from January 1 through September 30, 2026 with the same period in 2025.

The overall picture is fairly clear. Resale inventory remains limited in many communities, well-priced homes are still moving quickly, and median sale prices are higher than they were a year ago.

If you are thinking about buying or selling in a Bucks County 55+ community, the numbers below provide a useful snapshot of what the market has been doing in 2026.

Bucks County 55+ Resale Market at a Glance

Across the 31 established communities included in this report, there were 183 closed resale sales from January 1 through September 30, 2026. During the same period in 2025, there were 189 closed resale sales. That is a decline of about 3.2%.

At the same time, the median sale price increased from $610,000 in 2025 to $650,000 in 2026. The average sale price also increased, rising from $617,604 to $663,628.

Homes also sold faster in 2026. The median days on market dropped from 9 days to 6 days, while the average days on market dropped from 26.3 days to 18.9 days.

These countywide numbers point to a resale market that has remained competitive, even with slightly fewer sales.

That does not mean that every 55+ home in Bucks County increased in value by 6.6%. The mix of homes sold changes from year to year. Some communities have more sales than others, and one year may include a larger share of premium homes, larger floor plans or updated properties. The median is useful, but it is still a broad market measure.

Homes Are Selling Faster, and Price Reductions Are Less Common

One of the clearest trends in the 2026 data is that resale homes in Bucks County's 55+ communities have generally been selling more quickly.

The median marketing time fell from 9 days in 2025 to 6 days in 2026. The average days on market also moved lower, from 26.3 days to 18.9 days.

Price reductions became less common as well. In the 2025 comparison period, about 25.4% of sold listings had at least one price reduction before selling. In 2026, that figure dropped to approximately 12.0%.

That does not mean every listing sells immediately or above asking price. Condition, floor plan, pricing, lot location, updates and competition from other homes still matter. But across the resale market as a whole, the 2026 data suggests that buyers have generally had less time to react, especially when a desirable home becomes available in a well-known community.

Some 55+ Communities Showed Notable Price Changes

Community-level numbers can be useful, but they should be interpreted carefully. In some neighborhoods, a relatively small number of sales can make the year-over-year median move quite a bit.

For communities that had at least five closed sales in both comparison periods, several showed notable increases in the median sale price of the homes that sold.

These figures do not mean that every home in those communities appreciated by exactly that amount. They simply show how the median sale price of the homes that actually sold compared from one period to the next.

In 55+ communities, sale prices can vary significantly based on square footage, location within the neighborhood, home style, finished basements, premium lots, renovations and overall condition.

Current 55+ Resale Inventory Remains Limited

The early October 2026 market snapshot also shows that resale inventory remains fairly limited across Bucks County's established 55+ communities.

  • 23 Active listings
  • 1 Coming Soon listing
  • 10 Active Under Contract listings
  • 24 Pending listings

That means only 24 homes were currently available or preparing to come on the market, while 34 additional properties were already in the contract pipeline.

Inventory levels vary considerably from one community to another. Some established 55+ neighborhoods had no active resale listings at all, while others had a few homes available or under contract.

For buyers focused on one specific community, that matters. In some Bucks County 55+ neighborhoods, the right home may not come up very often. When it does, it helps to already know the floor plans you like, your price range and whether you want a carriage home, single-family home or a home with a first-floor primary suite.

What This Means for Bucks County 55+ Buyers

If you are looking to buy in a Bucks County 55+ community, the 2026 resale data suggests that preparation still matters.

Homes are selling faster than they were a year ago, inventory is limited in many communities, and the best opportunities may not stay available very long. That is especially true in established communities that receive strong repeat interest from buyers who already know the neighborhood.

Buyers should pay attention not only to asking price, but also to:

  • recent comparable sales
  • HOA fees and what they cover
  • home size and layout
  • whether the primary bedroom is on the main level
  • garage size
  • lot location
  • basement or loft space
  • age and condition of major systems
  • overall updates and finishes

A buyer who has already narrowed down their target communities usually has an easier time moving quickly when the right home comes on the market.

What This Means for 55+ Homeowners

For homeowners thinking about selling, the numbers are encouraging, but that does not mean pricing no longer matters.

The 2026 data shows stronger pricing and faster sales overall, but buyers are still comparing homes carefully. In most 55+ communities, condition, presentation and price are still what determine whether a home sells quickly or sits.

The most useful pricing strategy is not based on a countywide average. It comes from looking closely at recent sales of similar homes in your specific community, including model type, square footage, upgrades, lot position and overall condition.

How This 55+ Market Report Was Calculated

This report is based on BrightMLS resale data from 31 established Bucks County 55+ communities, comparing the period from January 1 through September 30, 2025 with January 1 through September 30, 2026.

The analysis focuses on resale activity only.

The following builder-active 55+ communities were intentionally excluded from the statistical analysis:

New-construction activity is not always fully represented in BrightMLS. Builders may not enter every available home into the MLS, pending transactions may not always be reflected promptly, and completed builder sales may not all appear as settled MLS transactions.

For that reason, established resale communities provide a cleaner and more consistent year-over-year comparison for this report.
