What’s New in Bucks County New Construction for Fall 2026

Some communities are just getting started, while others are actively selling homes and still have meaningful availability.

Below is an update on six communities I think are worth watching right now, ranging from luxury single-family homes in Newtown and Yardley to new townhomes in Doylestown and two 55+ active adult communities.

Pricing, incentives, homesite availability and builder offerings can change. Information below reflects availability and published pricing as of September 2026.

Coming Soon in Bucks County

Magnolia Grove – Churchville

Magnolia Grove is a new Foxlane Homes community planned for the former Russell Gardens Center property on New Road in Churchville, Northampton Township.

Only 18 luxury single-family homes are planned, making this one of the smaller new construction communities currently being developed in Bucks County. Most homesites are expected to be around one-half acre, with two larger lots, and announced features include 3-car side-entry garages, 10-foot first-floor ceilings, designer kitchens and spacious primary suites.

Foxlane Homes is currently advertising pricing from $1.7 million, with sales expected to begin in November 2026.

I recently visited the Magnolia Grove site. Land clearing and early site preparation are underway, and Foxlane has now installed its Magnolia Grove “Coming Soon” sign along New Road. I’ll continue photographing the property and updating the community page as construction progresses.

280 North at Doylestown – Doylestown

280 North at Doylestown luxury townhomes under construction near downtown Doylestown, PA

280 North at Doylestown is a coming-soon Toll Brothers community of just 18 luxury townhomes near downtown Doylestown.

These are not typical townhomes. The planned four-story designs are expected to offer approximately 2,527 to 2,547 square feet, 2-car garages, private elevators, rooftop terraces and flexible upper-level living spaces.

Toll Brothers is currently advertising anticipated pricing from the $1,000,000s. The location is a major part of the appeal, particularly for buyers who want newer luxury construction while remaining close to the shops, restaurants and attractions of Doylestown Borough.

New Construction Communities Currently Selling

Regency at Willowcrest – Southampton

New Regency at Willowcrest 55+ townhomes in Southampton, PA

Regency at Willowcrest is one of the newest 55+ new construction communities in Bucks County. Located in Upper Southampton Township, Toll Brothers is offering luxury townhomes with first-floor primary suites, 2-car garages and approximately 2,200 to 2,400 square feet of living space.

Current pricing starts at $699,995. Toll Brothers is also offering a selection of quick move-in homes for buyers who do not want to wait through the complete construction process.

The planned amenities are a major attraction and include a clubhouse, fitness center, outdoor pool, bocce, walking trails, community garden and outdoor gathering areas. For buyers looking for newer 55+ construction in Lower Bucks County, Willowcrest is one of the communities I would have near the top of the list.

Regency at Stone Meadows Farm – Langhorne

Regency at Stone Meadows Farm remains another strong option for 55+ buyers, particularly those who want a larger amenity package and convenient access to Newtown, Core Creek Park and major roads.

Toll Brothers still has homes available in the Carriages and Villas collections, with current pricing starting at $834,995. Several quick move-in homes are also available.

Homes currently being offered feature first-floor primary suites, 2-car garages and open layouts. Community amenities include a clubhouse, outdoor pool, fitness center, pickleball courts and walking trails, with access toward Core Creek Park.

Stone Meadows Farm is farther along in development than Willowcrest, so the two communities give 55+ buyers very different choices depending on whether they prefer a newer community just getting underway or a more established neighborhood with amenities already taking shape.

Lyondale Meadows – Newtown

Lyondale Meadows is one of the primary luxury new construction options for buyers looking for a single-family home in the Newtown area.

Toll Brothers is currently offering homes starting at $1,645,995, with designs ranging from approximately 3,500 to more than 5,200 square feet. Depending on the floorplan, buyers can find 4 to 5 bedrooms, larger garage configurations and a wide range of structural and design options.

For buyers who specifically want new construction, a Newtown address and a larger luxury single-family home, Lyondale Meadows deserves serious consideration.

Oakvale at Yardley – Yardley

Oakvale at Yardley is one of the newest luxury single-family communities in Lower Makefield Township. Toll Brothers opened the community for sales in 2026, with homes currently starting at $1,591,995.

The community offers large luxury homes on homesites of roughly one-half acre. Current designs range from approximately 3,677 to 5,210 square feet, with 4 to 5 bedrooms and a variety of floorplans and options.

Oakvale is especially interesting for buyers who want newer luxury construction near Yardley, Newtown, I-295 and the New Jersey border while still having a larger homesite than is typical in many newer developments.

Which Bucks County New Construction Community Is the Best Fit?

There is no single community that works for every buyer. The strongest choice depends on the type of home, location, budget and lifestyle you are looking for.

  • Luxury single-family homes: Magnolia Grove, Lyondale Meadows and Oakvale at Yardley
  • Luxury townhomes near downtown Doylestown: 280 North at Doylestown
  • 55+ new construction: Regency at Willowcrest and Regency at Stone Meadows Farm
  • Smaller boutique community: Magnolia Grove and 280 North at Doylestown, with only 18 homes planned in each
  • Newtown-area luxury: Lyondale Meadows
  • Yardley and New Jersey access: Oakvale at Yardley

Buying New Construction in Bucks County

One thing buyers sometimes overlook is that the sales representative at a new construction community represents the builder. Buyers can also choose to have their own real estate agent represent them. Buyer-agent compensation is negotiable, and some builders may offer compensation to a buyer’s brokerage, depending on the community and transaction.

An experienced buyer’s agent can help compare communities and homesites, review lot premiums and upgrade options, discuss resale considerations, monitor construction and help buyers understand how the builder’s contract and process differ from a traditional resale purchase.

Builder registration policies can vary, so if you are considering any of these communities, it is best to involve your agent before your first visit or registration with the builder.
