What 10 Years of Sales Tell Us About Home Prices in Flowers Mill
Flowers Mill Home Prices: The 10-Year Picture
Rather than compare nine months of 2026 with full earlier calendar years, I divided the sales into ten consecutive 12-month periods ending September 30. Each period therefore covers the same amount of time.
| Period | Closed sales / Median price |
|---|---|
| 2017 | 35 sales / $375,000 |
| 2018 | 16 sales / $397,450 |
| 2019 | 28 sales / $439,250 |
| 2020 | 28 sales / $399,500 |
| 2021 | 37 sales / $449,000 |
| 2022 | 24 sales / $500,000 |
| 2023 | 30 sales / $511,250 |
| 2024 | 25 sales / $555,000 |
| 2025 | 24 sales / $612,500 |
| 2026 | 27 sales / $632,000 |

Across those first and last periods, the median increased by $257,000, or approximately 68.5%. There were some uneven years along the way. The median dipped in the period ending in 2020, for example, before rising in the following periods. That's a useful reminder that even in an established neighborhood, annual numbers don't move in a straight line.
I would not tell a Flowers Mill homeowner that their individual property gained 68.5% in value based on this table. A home with an updated kitchen, newer mechanical systems or a finished basement is not necessarily comparable to a similar model that hasn't been updated. To estimate a particular home's value, I'd start with the closest recent sales of the same model and work from there.
Detached Homes, Twins and Quad-Style Townhomes Are Different Markets
One of the things I like about the range of homes in Flowers Mill is that buyers aren't limited to a single style. Someone looking for the privacy of a detached house can consider the same community as someone who prefers an attached home with a different layout or maintenance arrangement. That's not always the case in Bucks County's 55+ developments.
BrightMLS doesn't always describe the attached homes consistently. For this study, I grouped the records according to the actual home styles in Flowers Mill rather than treating the MLS labels for end-unit and interior townhouses as separate products. Those are quad-style townhomes here.
| Home style | 10-year sales |
|---|---|
| Detached | 119 (43.4%) |
| Twin / semi-detached | 63 (23.0%) |
| Quad-style townhomes | 92 (33.6%) |
Ten-year total: 274 closed sales.
All three groups showed higher medians in the last period than in the first. Detached homes went from $384,500 to $643,500; twins from $325,000 to $565,000; and quad-style townhomes from $375,000 to $640,000. Those are useful indicators of the broader direction, not appraisals of individual homes. The 2026 quad-style median, for instance, comes from just seven sales.
For a buyer, the practical takeaway is to compare similar properties first. A detached home and a quad-style townhome can have overlapping asking prices, but they may offer very different combinations of square footage, privacy, stairs, basement space and outdoor areas. I would also check the specific HOA responsibilities rather than assume they are identical across home styles.
How Often Do Homes Sell in Flowers Mill?
There were between 16 and 37 closed sales in each of the ten periods, with 274 overall. The busiest period in this dataset ended September 30, 2021, when 37 sales closed. The slowest was the period ending in 2018, with 16.
Only completed BrightMLS sales are included. This chart does not measure all homes offered for sale or months of inventory.
Those numbers matter if you're waiting for a particular model or location. A community can have steady buyer interest without constantly having the specific home you're hoping to buy. Someone who needs a first-floor primary suite, a two-car garage and a particular layout may have to be patient even when several other Flowers Mill homes change hands.
That's why I recommend watching both current Flowers Mill homes for sale and recently sold Flowers Mill homes. The sold listings help establish realistic expectations before the right property appears.
Are Flowers Mill Homes Selling Faster?
The median reported days on market was 17 in the first 12-month period and 6 in the most recent period. In everyday terms, many homes in the latest set of closed sales found buyers relatively quickly. But I wouldn't use that statistic as a guarantee that a future listing will sell within a week.
Days on market can be affected by pricing, preparation, condition, competition and the way a listing was entered or relisted. It's also a measure of the listings that actually closed, not every property offered for sale. A thoughtfully priced, well-presented house may draw attention quickly; an overpriced home with dated finishes can be a different story.
What Repeat Sales Can Tell Us, Without Overstating the Results
Sixteen properties in the dataset sold twice during the ten-year window. Fifteen sold for more the second time and one sold for less. I kept both transactions for every property in the larger analysis because each was a legitimate sale.
Repeat sales are interesting because they compare the same property at different points in time. But they still aren't a perfect measure of appreciation. Between purchases, an owner could have remodeled the kitchen, replaced the roof, finished a basement or made other meaningful improvements. The holding periods also differ. For those reasons, I view this as supporting evidence, not a stand-alone formula for estimating what every Flowers Mill home is worth today.
What Makes Flowers Mill Worth Comparing With Other Bucks County 55+ Communities?
Flowers Mill is in Middletown Township in the Langhorne area, with the established neighborhood setting and amenities many active adult buyers are looking for. The community offers a clubhouse, indoor and outdoor pools, fitness facilities and recreation options. The mix of detached, twin and quad-style homes is a real advantage for buyers who want to compare different living arrangements without changing communities. Other Langhorne-area 55+ options can offer different floor plans, association arrangements and levels of amenities.
The bigger Bucks County 55+ market isn't one market with one price point. A newer construction community can have a different price structure and inventory picture than an established resale neighborhood. You also can't assume a home with similar square footage in Newtown, Warrington and Langhorne will attract the same buyer or command the same price. I discussed the broader picture in my 2026 Bucks County 55+ resale market report.
When I help someone compare communities, the questions are practical: Is the primary bedroom on the main floor? How much of the exterior work is covered? Are the rooms and storage spaces actually right for the buyer? Do the amenities justify the ongoing cost for that person? Those details can matter as much as a community's median sale price.
What I Would Tell a Buyer Considering Flowers Mill Today
First, don't choose a budget based solely on the $632,000 median. Half the homes in that latest period sold above it and half below it, and that figure combines different property styles. Start with the home type, floor plan, condition and recent comparable sales that match what you need.
Second, get familiar with the community before a promising listing appears. Look at sold homes, compare layouts, and understand what the HOA covers. In 55+ real estate, the appeal of a particular layout can be difficult to appreciate from square footage alone.
Finally, give yourself more than one community to watch if your timeline is firm. Flowers Mill may be a strong fit, but waiting for a narrow combination of features in a single established neighborhood can limit your choices. My Bucks County 55+ communities guide is a good starting point for comparing alternatives.
How I Calculated This Flowers Mill Sales Study
This analysis uses 274 BrightMLS records marked Closed in the FLOWERS MILL subdivision, with settlement dates from October 1, 2016, through September 30, 2026. Each annual period starts October 1 and ends September 30 of the following year. Prices are actual recorded closing prices, not current asking prices or estimates of value. Median price means the midpoint of the sales in that period.
The three property groups are detached houses (119 sales), twin/semi-detached homes (63) and quad-style townhomes (92). The quad-style group combines 58 records labeled end-of-row/townhouse, 32 labeled interior-row/townhouse and two labeled Other because those MLS labels do not represent three distinct Flowers Mill townhome products. Each MLS transaction is counted once; properties with more than one genuine sale remain in the study. Some historical records also have inconsistent age-community flags, so the subdivision and transaction details were used rather than automatically dropping those sales.
These are completed sales in BrightMLS, not every listing attempt, withdrawn property or private transaction that may have occurred. Small annual samples and changes in the homes sold can affect medians. The results do not measure the appreciation of any particular home or guarantee future market performance.
