About Brooklea in Chalfont

Brooklea is planned for Barry Road in New Britain Township and will be one of the smallest new-home communities in the Chalfont area. Eddy Homes is planning only four single-family estate homes, so this is very different from the larger townhome and attached-home developments buyers often find when searching for new construction around Chalfont.

The homesites are another big difference. Each is planned for more than two acres, giving buyers considerably more land than they will find in most newer Central Bucks developments. If you are looking for new construction but do not want a small suburban lot, Brooklea is worth putting on the comparison list.

Brooklea Floor Plans and Pricing

Eddy Homes currently shows three home designs for Brooklea. Pricing and options can change as sales begin, so I would confirm the current numbers before choosing a plan or homesite.

Aberlour

The Aberlour is currently the smallest and lowest-priced Brooklea plan. Eddy Homes lists it at approximately 3,223 square feet with 5 or more bedrooms, 4 or more bathrooms and pricing from $1,679,900.

Rosebank

The Rosebank is currently listed at approximately 3,974 square feet with 5 or more bedrooms and 4 or more bathrooms. Eddy Homes currently shows a starting price of $1,799,900.

Dalmore

The Dalmore is the largest of the three plans currently shown for Brooklea. It starts at approximately 5,603 square feet with 5 or more bedrooms and 5 or more bathrooms, with current builder pricing from $1,999,900.

Brooklea Homesites in New Britain Township

The 2+ acre homesites are likely to be one of the main reasons buyers consider Brooklea. With only four properties planned, homesite position, usable yard area, privacy, driveway placement and the relationship between neighboring homes may matter just as much as the floor plan.

If you are comparing lots, I would look beyond the advertised acreage. The shape of the property, grading, tree lines, setbacks and where the home sits on the lot can make two similarly sized homesites feel very different in person.

Living Near Chalfont and Doylestown

Brooklea has a Chalfont mailing address but is located in New Britain Township. That is worth keeping in mind when comparing it with homes inside Chalfont Borough because the municipality, taxes and local services can be different even when the mailing address looks the same.

The location keeps buyers close to Chalfont while also providing convenient access to Doylestown and the rest of the Central Bucks area. For someone who wants a larger property without moving much farther north or west, that may be one of Brooklea’s strongest advantages.

Central Bucks School District

Brooklea is located in the Central Bucks School District. School attendance boundaries can change, so I recommend confirming the current elementary, middle and high school assignments for the specific Brooklea address before purchasing.

Brooklea Pricing and Availability

Eddy Homes currently lists Brooklea as coming soon, with pricing beginning at $1,679,900. The builder is not currently showing any quick move-in homes in the community.

With only four homes planned, I would not wait for a large amount of inventory to appear online before asking about availability. Buyers interested in Brooklea should pay attention to the release of homesites, final pricing, included features, upgrade costs and the timing for contracts and construction.

Buying New Construction at Brooklea

Buying a home directly from a builder is different from buying a resale property. The salesperson working for Eddy Homes represents the builder. Your own real estate agent can help you review the homesite, floor plan, included features, upgrades, pricing, incentives and contract terms from the buyer’s side.

Before making a decision, I would compare Brooklea with other new construction in Chalfont and the broader luxury new-construction market in Bucks County. The right choice will depend on how much land you want, home size, budget, construction timing and how important customization is to you.
