Buying New Construction at Magnolia Grove

Buying a new construction home is different from purchasing a resale property. At Magnolia Grove, the Foxlane Homes sales team represents the builder, while buyers may choose to have their own real estate agent represent their interests during the purchase.

Buyer representation can be especially helpful when comparing homesites, reviewing lot orientation and premiums, evaluating structural options and upgrades, understanding contract terms, monitoring construction timelines and comparing Magnolia Grove with other luxury new construction opportunities in Northampton Township and Bucks County.

Builder policies regarding real estate agent registration can vary. Buyers who want their own representation should involve their agent before visiting or registering with a sales center or entering into a purchase agreement. I can also help buyers review the Magnolia Grove site plan and compare individual homesites as more information becomes available.

Things to Consider Before Choosing a Home

  • Location of the homesite within the community
  • Lot size and backyard orientation
  • Proximity to New Road, Cedarbrook Drive and stormwater-management areas
  • Base price versus the final price after structural options and upgrades
  • Available floorplans and exterior elevations
  • Three-car garage orientation and driveway layout
  • Future HOA fees and maintenance responsibilities
  • Estimated property taxes
  • Construction and settlement timelines
  • Builder incentives and financing offers
