Buyers looking for new construction in Bucks County have several interesting options heading into fall 2026. Some communities are just getting started, while others are actively selling homes and still have meaningful availability.
Below is an update on six communities I think are worth watching right now, ranging from luxury single-family homes in Newtown and Yardley to new townhomes in Doylestown and two 55+ active adult communities.

Buying a home in Bucks County can look simple at first because there are so many different towns and neighborhoods to choose from. Once you start looking closely, though, you'll quickly see how different one part of the county can be from another. You can find walkable downtowns, newer subdivisions, historic homes, homes on several acres, townhome communities, 55+ neighborhoods and new construction, often within a relatively short drive of each other.
When buyers start looking at 55+ communities in Bucks County, amenities are often one of the biggest factors in deciding which communities to consider. Some buyers want an active clubhouse with indoor and outdoor pools, fitness facilities, pickleball, tennis and plenty of opportunities to socialize. Others care more about walking paths, location, home style or being close to New Jersey.
Bucks County, Pennsylvania is located in the southeastern part of the state, just north of Philadelphia. It is known for its charming small towns, beautiful countryside, and easy access to major cities. The real estate market in Bucks County has been steadily growing in recent years, with a variety of homes available for purchase.
On May 19, Governor Tom Wolf issued an executive order allowing real estate to resume in Pennsylvania under certain guidelines. This is fantastic news because I’m finally able to help new clients and old friends reach their real estate goals in time for summer!

When it comes to finding the perfect place to live, schools are often a big factor, especially for young families. Considering a move to Bucks County? Before you decide on an area, it’s a good idea to learn more about the county’s many school districts and schools, even if you have no school-aged children. After all, good schools drive up housing demand, subsequently providing a better return on investment.
